This 320,000 square foot mixed-use, commercial and student housing project is comprised of a new, 8-story facility constructed on an urban site located along Route 1.  Program requirements include 382 parking spaces in a garage below the building and 600 student beds distributed over 6 levels.  Leasable retail space of about 8,500 square feet is located at the street level.  This new facility serves the University of Maryland student population and integrates the needs of the surrounding community.

• Individual HVAC controls for at least 50% of the building's occupants.
• No CFC-based refrigerant or recycled equipment that used CFC-based refrigerants.
• CO² monitoring and alarm systems serving naturally ventilated spaces.
• Low flow plumbing fixtures.
• Individual switching of interior lighting for all student rooms.
• Electronically monitored light trespass provided for the full cut-off exterior lighting fixtures.
• Basic and Enhanced Commissioning of systems by an independent Commissioning Agent.
• Indoor Air Quality program in effect during construction to minimize problems after occupancy.
• Full building "flush out" performed prior to occupancy.
• 100% underground/covered parking.
