This project includes the MEP design for five individual 3-story garden apartment buildings. One, two and three bedroom apartment units were provided in each structure and one of the buildings has an attached community building.  Handicap accessible units including vision and hearing impaired units are designed for each building.

Heating and cooling is achieved using split system heat pumps with DX electric cooling and electric heat. The domestic water system includes electric water heaters in each unit. Each building was provided with a fire alarm system, and were all connected to annunciate at a single location in the community building.  All five buildings are fully sprinklered.

There are EPA Radon Resistant Techniques incorporated for new construction.  Water is supplied from a private water company and each major building is metered and remotely read via the cable TV system by the local water company. 

• Steep slopes required many pad mount transformers be located some distance from their respective electric rooms.
• Proximity of adjacent housing in concert with steep slopes required use of high cutoff light fixtures to prevent light spillage.
• Passive Radon ventilation system was required due to high Radon content in the soil in this area.
• Domestic water demand for facility exceeded readily available capacity and required extensive coordination.
