The project involved the development of a 221 unit, 260,000 square foot, new high-rise apartment building constructed along Lombard and Howard Streets in Baltimore, MD.  Levels 2 through 14 of this facility provide 13 complete “L” shaped, 16,850 square foot floors of residential units, each of which is served by its own through the wall heat pump system with supplemental electric heat. Approximately 20 different unit designations are incorporated into the 13 stacked floors. The living unit arrangements on each of the 13 residential floors are identical.  These unit types vary from Efficiency through 3 Bedroom styles, some of which are ADA accessible configurations.  Cooking facilities are included within each residential unit.  The building’s features include a rooftop community room and terrace, space for retail operators at ground level, and parking spaces for tenants.

Challenges Encountered:
  • Specific locations for the underground garage ventilation discharge ducts had to be coordinated with the City.
  • Design to locate the new ductbank in both plan and profile to avoid all existing underground utilities in the area as well as to meet the existing Light Rail restrictions.
  • Design of the many concrete encased ductbanks suspended below the garage mezzanine required close coordination during support to maximize headroom and provide proper structural support.
