Promenade Towson

This project involved a new 450,000 square foot, stepped 5-level luxury apartment building near Towson University.  Complete Electrical design was performed from Concept through Construction Administration.  Mechanical and Plumbing services were limited to Concept/Schematic Design and Peer Review of Design-Build Subcontractor’s drawings.  Multiple levels of stepped structured parking were provided below the apartment floors.  Various apartment layouts were provided in 1- and 2-bedroom types, with a total of 400 units. 

The units were designed as dramatic living spaces with high ceilings and upgraded lighting and plumbing fixtures.  Kitchens were designed to gourmet standards, and luxurious bathrooms and spacious bedrooms were provided.  Select units were made available with special features such as terraces, street access, dry bars and computer niches.  Amenities were concentrated in “The Club”, with HDTV sports lounge with billiards, private screening room with surround-sound and stadium seating, internet lounge, card room, multi-media game room, fitness center, and executive conference room.   Three private courtyards with heated pool, fireplaces and grilling areas were provided. Project featurse include:

  • Split system heat pumps and gas-fire packaged rooftop equipment
  • Forced ventilation system for enclosed parking levels
  • BGE gas service and distribution for rooftop units, fireplaces and grills
  • Multiple BGE transformers for both 480/277V and 120/208V services
  • Energy efficient fluorescent and metal halide lighting fixtures
  • Addressable fire alarm system and full building sprinkler system
Challenges Encountered:
  • Close coordination required with BGE for multiple pad mounted transformers as well as associated primary and secondary ductbanks in urban environment
  • Horizontal distribution of Telephone and Cable TV systems main cabling due to large building footprint and configuration of courtyards
  • Coordination of shafts with Architect for common supply and return ducts from rooftop units since they were desired in lieu of split systems for corridors
